Overview of our Management Services

As standard, iStrata Management will provide your scheme with 24 hours, 7 days a week emergency contact availability.

A comprehensive quarterly report outlining maintenance issues, improvements and recommendations as to the general presentation of the building can be provided to the Executive Committee for consideration and instructions.

Only highly competent service providers and appropriately qualified, licensed contractors will be engaged to undertake repairs and maintenance of your property.

Our company policy is to continuously monitor and assess all contracts and agreements with service providers to ensure that the Owners Corporation gets the best service and value for money.

Administration

a) Secretarial:

  • Attending to all correspondence in accordance with Owners Corporation instructions
  • Convening, attending and recording resolutions at committee meetings, Extraordinary and Annual General Meetings
  • Preparing and posting notices for all meetings and distributing all minutes as recorded

b) Administration:

  • Our licensed Strata Managers will provide professional assistance to the Owners Corporation and Executive Committee, as well as carrying out clerical functions generated by the decisions of the Owners Corporation.

Finance

Our service provides full accounting details for each building. Each trust account earns interest on its balance.

We also arrange for the appointment of Chartered Accountants to act as Auditors for the Owners Corporation. At the request of the Owners Corporation, an independent report will be compiled and attached to the agenda of the Annual General Meeting. Accounts are prepared monthly and a Bank Reconciliation together with a cheque summary report is sent to the Treasurer.

Levies may be paid directly into the trust account via DEFT, at any branch of Australia Post, National Australia Bank or Macquarie Bank, or by credit cards and BPAY.

A budget is prepared annually and submitted for the Owners consideration at the Annual General Meeting.

Insurance

We are authorized representatives of BAC Insurance Brokers Pty Ltd, CHU Underwriting Agencies Pty. Ltd. and Strata Unit Underwriting Agency Pty Ltd.

We are qualified to provide general information about insurance. If the Owners Corporation requires specialist insurance advice we will refer the Owners Corporation to an insurance advisor.

Building Management

By combining strata and building management in one service, the Owners Corporation will have the convenience of dealing with one manager for ALL issues to ensure the smooth and seamless operation of your strata scheme.

ISTRATA Management will provide your scheme with 24 hours, 7 days a week emergency contact availability.

Your Strata/Building Manager will be available to provide access and liaise with contractors, service providers and Executive Committee representatives. Once the requirements of your building are established, a timetable will be drafted to ensure prompt onsite attendance and regular inspections of your building’s common areas, plant rooms, carpark etc.

A comprehensive report outlining maintenance issues, improvements and recommendations as to the general presentation of the building will be provided periodically to the Executive Committee for consideration and instructions. (The frequency of this report is subject to the requirements of the Executive Committee).

Only highly competent service companies and appropriately qualified contractors will be engaged to undertake repairs and maintenance of your property. It is our company policy to regularly assess and renegotiate contracts and agreements with service providers to ensure that the Owners Corporation is able to take advantage of any discounts, special offers and extra services.
